Booking amounts are designed to create urgency. Diligence is designed to survive it. This is the sequence we use on every mandate, whether the asset is a Noida apartment, a YEIDA plot or a Dubai residence.
Title and land
Who owns the land today? Is there a chain of conveyance you can read? For authority land, is there an allotment and a permitted use that matches what is being sold? Encumbrance and litigation searches belong here, not after the cheque.
Approvals
RERA registration number, sanctioned layout, environmental and fire NOCs where relevant, and — for ready stock — occupation certificate and completion certificate. “Applied for” is not the same as granted.
The developer
Delivery history in the same city, not a national brand film. Delayed sister projects are data. So is the quality of the last handover, which you learn from residents, not from the sample flat.
The paper you will sign
Allotment letter, builder-buyer agreement, payment schedule, force-majeure clauses, delay compensation, and what happens if you need to exit before possession. If a clause is oral, it does not exist.
The physical asset
Carpet versus super area, floor plate, parking, stack, view, and the distance to the infrastructure you are actually paying for. A site visit with a tape and a north point still beats a drone video.
