Values typically move in three waves: the announcement, visible construction, and actual passenger operations. Mixing those phases leads people to buy “early” when they are in fact buying late in the announcement wave.
Authority land versus private assembly
YEIDA-planned sectors with allotment letters and clear use are a different risk from privately assembled land marketed on the same map. Frontage, approach road and notified land use decide whether a plot is actually developable.
Who the eventual buyer is
Plots near logistics, warehousing and housing for airport employment have a different buyer pool from speculative farmhouse-style parcels. Underwrite the end user, not the WhatsApp forward.
