A First-Time Investor’s Guide to Buying in NCR

A practical sequence for first allocations: objective, budget, location, developer, paperwork — in that order, not the reverse.

Most first-time investors in NCR start with a brochure. The better sequence starts with a written brief. Without it, every site visit feels like the right one.

1. Write the objective before you look

Is this a home you will occupy, a rental yield asset, or a five-to-ten-year appreciation hold? Those three briefs lead to different micro-markets, ticket sizes and even different legal structures. Mixing them is how people overpay for the wrong product.

2. Set a true all-in budget

Stamp duty, registration, GST (where applicable), interiors, parking and society deposits routinely add 8–15% to the quoted price. Construction-linked plans also hide the cost of time. Budget for the cheque you will write on day one and the cheques you will write until possession.

3. Choose the corridor, then the project

Infrastructure that is funded and under construction is a different thesis from infrastructure that is “proposed”. Start with commute, schools, hospitals and exit roads. Only then shortlist developers who have delivered in that same corridor.

4. Diligence is not a formality

RERA registration, sanctioned plans, land title, encumbrance, occupation certificate (for ready stock) and the allotment agreement are the minimum. If a seller cannot produce them promptly, treat that as information.

5. Decide the hold, then the entry

A plot on the Yamuna Expressway and a 4 BHK on the Noida Expressway can both be “right” — for different horizons. Write the exit assumption into the purchase note. If you cannot describe the buyer of the future, you do not yet have an investment.
