Affluent Indian families increasingly hold property in more than one city. The portfolio only works if each asset has a job: income, occupancy, or long-horizon land. Buying the same thesis three times in three geographies is concentration with extra paperwork.
Start with the home market
The city you understand and can visit should usually take the first allocation. For most of our clients that is Noida or Delhi NCR. Get the occupancy or primary investment right before adding complexity.
Add a second city for a reason
A second sleeve should hedge something the first cannot: currency, yield, or a different infrastructure cycle. Dubai yield, a Bengaluru rental, or GIFT City commercial are examples — only if the legal and tax work is done in advance.
Land as a satellite, not the core
Expressway and greenfield land can sit as a satellite holding with a long fuse. It should not be the asset you may need to sell to fund a child’s education in three years.
Governance
One folder of titles, one calendar of lease renewals, one view of leverage. Families that skip this discover they own real estate but do not run a portfolio. That is the difference advisory is meant to make.
